Keeping clear lines of communication open with our clients at all levels of our organization is one of Sterling Management's primary concerns. Our full-time staff are available to respond to phone inquiries, initiate work orders, maintain up-to-date maintenance records, process resale applications, create new ownership records and files, as well as to supply all necessary office services to administer the contract.

Our administrative services include the following:

  • Personnel management: Payroll administration, records, supervision, evaluations, work planning.
  • Purchasing: Buying power discounts, coordination.
  • Contracts: Secure specifications, solicit bids, assist in final negotiations, supervise work, coordinate payments.
  • Resident requests: Prompt response to inquiries and service requests.
  • Association meetings: Notices, meeting coordination and attendance, recording of minutes.
  • Deferred maintenance planning: Proper identification of long-term maintenance needs and proper funding plans.
  • Enforcement actions: Under board direction, enforcement of declarations, bylaws, rules and regulations.
  • Coordination of consultants: Engineering, horticultural, legal, financial, governmental, construction.
  • Monthly status reports: Comprehensive management status of all aspects of the operation.
  • Title transfers and leases: Coordinate approval requests, background investigation, issue approval certificates.
  • Reserve fund management and assessment financing.
  • Council of presidents: Sterling-sponsored meetings of association presidents, information and idea exchange, strategy sessions, networking opportunities.
